02. Engineering & Strata Approvals
If structural work is required, our engineer will visit to assess your walls and prepare plans (approx. 1 week).
We’ll then handle your strata submission, including applications, insurance, engineer reports, and by-law documentation, so you can relax while we navigate approvals.
03. Design & Material Selection
While strata approval is underway, we refine your design and finalise materials:
- Construction Only: You guide the design with our support.
- Design & Construct: Our interior design team leads the creative direction.
This phase takes roughly 3–6 weeks and ensures everything is ready before construction begins.
04. Construction Begins
Once approvals are complete and materials are on site, we bring your vision to life. Our licensed builders manage every step, from demolition to final finishes, delivering your new apartment on time and on budget.
05. Final clean & Handover
Before the project is completed, we carry out a final thorough clean and ensure the job has been completed to your satisfaction.

Do you offer fixed quotes?
Yes. We provide fixed quotes based on a defined scope, drawings, and selections. No hidden fees—any change is handled via written variation.
What warranties do you provide?

How do you minimise noise and disruption?
We follow strata-approved work hours, use dust control and noise-reduction practices, and maintain daily site cleanliness.
Can you change my apartment layout or remove walls?
Yes, subject to engineering assessment, fire/acoustic considerations, and strata approval. We provide engineer sign-off where required.
Do you work with existing plumbing and electrical, or can you relocate services?
Both. We can reposition plumbing and electrical subject to building constraints and compliance with NCC/BCA and Sydney Water/Networks rules.
Is waterproofing certified?
Yes. Waterproofing is installed by licensed, certified applicators and documented for your records and warranty.
Do you provide design services or work with my designer?
Both. We offer Design & Construct with our interior design team or Construct-Only if you already have plans and selections.
How do you ensure quality?
Class 2 compliance, licensed trades, engineered details where needed, certified waterproofing, and multi-stage inspections before handover.
Do you carry the necessary insurances?
Yes. We carry public liability, workers’ compensation, and NSW Contractor Licence. We also offer home owners warranty insurance for jobs over $20,000.
Can you work while I’m living in the apartment?
Often yes for small updates. For bathrooms/kitchens and major works, temporary relocation may be more efficient and comfortable.
How do you handle waste and recycling?
We use licensed waste contractors and recycle eligible materials. Bins and loading are scheduled to comply with building rules.
How soon can you start?
After strata approval and material lead-times, we schedule a start date. We can pre-order long-lead items during approvals to save time.
